U.K. Stocks Erase Advance in Final Half Hour of Trading

U.K. stocks erased gains in the final half an hour of trading, with the benchmark FTSE 100 (UKX) Index posting its first monthly loss since August, as the pound strengthened to a two-year high.

Experian (EXPN) lost 2.8 percent for the biggest decline on the FTSE 100 Index after Goldman Sachs Group Inc. recommended selling the credit-reference company's shares. Speedy Hire Plc (SDY) tumbled the most since January 2009 after the construction-equipment leasing company reported accounting irregularities and its chief executive officer resigned. Barclays Plc (BARC) advanced 2.3 percent, pushing a gauge of banks higher.

The FTSE 100 dropped 3.9 points, less than 0.1 percent, to 6,650.57 at the close in London, erasing an earlier advance of as much as 0.4 percent. The equity benchmark slid 1.2 percent in November. It has still rallied 13 percent this year as central banks around the world pledged to keep interest rates low for a prolonged period to support the economic recovery. The FTSE All-Share Index fell less than 0.1 percent today, while Ireland's ISEQ Index gained 0.2 percent.

"Trading volumes are very light today, with the U.S. markets partially closed," James Buckley, who helps oversee about $50 billion as a portfolio manager at Baring Asset Management Ltd. in London, said by phone.

The number of shares changing hands in companies listed on the FTSE 100 was 14 percent lower than the average of the past 30 days, data compiled by Bloomberg showed. The U.S. stock market closes at 1 p.m. New York time today following yesterday's Thanksgiving holiday.

Pound Strengthens

The pound rose as much as 0.3 percent to $1.6384, its highest level since August 2011, as reports showed U.K. mortgage approvals and house prices increased.

Lenders granted 67,701 mortgages in October, the most since February 2008, the Bank of England said. A separate release by the Nationwide Building Society showed British house prices climbed at an annual pace of 6.5 percent in November compared with 5.8 percent in October.

A Eurostat report showed unemployment in the euro area fell to 12.1 percent in October from 12.2 percent in September. Economists in a Bloomberg survey had predicted the figure would remain at a record.

Experian Downgrade

Experian dropped 2.8 percent to 1,127 pence after Goldman Sachs lowered its recommendation on the shares to sell from neutral. The brokerage cited the stock's high valuation and its slowing growth. Experian trades at 20.1 times estimated earnings, compared with a five-year average of 16.4 times, according to data compiled by Bloomberg.

Speedy Hire plunged 22 percent to 50.5 pence after the company said it uncovered false accounting at its business in the Middle East. The company predicted that the irregularities will cost it as much as 5 million pounds ($8.2 million), reducing pretax profit in the year ending March 31 by 3 million pounds, according to a statement. Chief Executive Officer Steve Corcoran resigned.

Barclays climbed 2.3 percent to 271.7 pence and Lloyds Banking Group Plc advanced 0.7 percent to 77.4 pence. A gauge of lenders on the FTSE 350 Index climbed 0.5 percent today.

Talvivaara Mining Co. jumped 40 percent to 4.6 pence, the largest rally since it listed in London in May 2007. A district court in Espoo, Finland, where the nickel miner is based, decided to begin the restructuring of the company. Talvivaara filed for a corporate reorganization on Nov. 15 to raise funds and avoid bankruptcy.

Asian Stocks Headed for First Monthly Drop Since August

Asia's benchmark stock index headed for the first monthly loss since August as GrainCorp Ltd. (GNC) plunged by a record after the Australian government rejected a takeover bid by a foreign rival.

GrainCorp plummeted 22 percent after the government rejected U.S.-based Archer-Daniels-Midland Co.'s planned A$2.2 billion ($2 billion) takeover of the crop handler, saying it was not in the national interest. Panasonic Corp. lost 2.1 percent as Japan's Nikkei 225 Stock Average fell from a six-year high. Ryoyo Electro Corp. (8068) surged 9.4 percent in Tokyo after the semiconductor-component maker said profit rose.

The MSCI Asia Pacific Index rose 0.1 percent to 142.00 as of 4:41 p.m. in Hong Kong. Trading volume has slumped in the past two months after prices surged 6.4 percent in September. More than $8 trillion has been added to the value of global equities this year, the biggest increase since 2009, as central banks took steps to shore up economies worldwide.

"I would expect trading movements to follow fund managers book dressings rather than any specific news," Evan Lucas, Melbourne-based market strategist at IG Ltd., said in an e-mail. "The fact volumes remain subdued in the fourth quarter and we are approaching seasonality issues with holidays etc., price moves are likely to be thin and easily corrected if they look overdone."

The Asia-Pacific index jumped 9.8 percent this year through yesterday, while falling 0.2 percent in November and rising 0.5 percent this week. It traded at 14 times estimated earnings, the highest since May, according to data compiled by Bloomberg. That compares with 16.3 on the Standard & Poor's 500 Index yesterday and 15.2 for the Stoxx Europe 600 Index.

Japan Inflation

Hot Insurance Companies To Own For 2014

Japan's Topix index fell 0.2 percent after a measure of inflation in October rose by the most in 15 years, while a gauge of industrial production missed analyst forecasts. The Nikkei 225 slipped 0.4 percent as Panasonic lost 2.1 percent to 1,175 yen. The measure rose 1.8 percent yesterday to the highest closing level since December 2007. Consumer prices excluding energy and fresh food rose the most since 1998, in a sign Prime Minister Shinzo Abe is making progress in stamping out deflation. A measure of industrial production growth rose 0.5 percent in October, compared with a 1.3 percent gain in September and the 2 percent expected by analysts surveyed by Bloomberg.

Regional Gauges

Hong Kong's Hang Seng Index gained 0.4 percent to close at its highest since April 2011, while China's Shanghai Composite rose 0.1 percent. Taiwan's Taiex index rose 0.5 percent and Singapore's Straits Times Index fell 0.4 percent. New Zealand's NZX 50 Index sank 0.3 percent and South Korea's Kospi index was little changed. Australia's S&P/ASX 200 Index slid 0.3 percent. India's S&P BSE Sensex Index jumped 1.3 percent.

Futures on the S&P 500 rose 0.2 percent from the close on Nov. 27. U.S. exchanges were closed yesterday for the Thanksgiving holiday.

Bank of Japan Governor Haruhiko Kuroda helped drive a 47 percent surge in Japan's Topix this year by maintaining monetary easing as he and Prime Minister Abe sought to jolt the nation out of 15 years of deflation. The Topix is the best performing of 24 developed markets tracked by Bloomberg, on course for its biggest annual advance since 1999.

Hong Kong's Hang Seng Index yesterday rose past 24,000 for the first time since April 2011, before declining 0.1 percent at the close. Equities traded in the city will extend their rally on optimism about China's biggest package of policy changes since the 1990s and a stronger global economy, according to investors from JPMorgan Asset Management to Pictet Asset Management (HK) Ltd.

GrainCorp lost 22 percent to A$8.72, having earlier slumped as much as 26 percent. The bid rejection is the first time a U.S. company has been blocked from buying Australian assets by Treasurer Joe Hockey, according to law firm Minter Ellison. It's a victory for farm groups and country-based National Party members of the ruling coalition who campaigned against the bid.

Ryoyo Electro surged 9.4 percent to 1,103 yen in Tokyo, the most in two years, after operating profit jumped 86 percent.

Navios: Full Speed Ahead

Some smart vulture investors have piled into dry bulk in recent months—and we already have a horse in this race, notes Igor Greenwald, editor of MLP Profits.

Wilbur Ross became famous for buying up bankrupt US steel mills on the cheap more than a decade ago, and then selling them years later, as demand recovered.

Two months ago, he dipped his toe into another tide of woe by investing in a new shipping venture, Nautical Bulk Holdings, which has raised more than $100 million, and ordered eight ultramax dry bulk behemoths at $24.5 million a pop, to meet rising demand as early as 2015.

Last month, Oaktree Capital (OAK), managed by another distressed investing icon, Howard Marks, disclosed a huge 21.9% stake in Star Bulk Carriers (SBLK).

Why are these financial sharpshooters taking aim at a sector thoroughly beaten down by years of oversupply? Presumably, they've spotted a turning point on the horizon.

International shipping rates, as represented by the Baltic Dry index (BDIY:IND), remain down more than 60% from rates seen as recently as 2010, and before that, as early as 2003.

Yet Asian demand for iron ore, coal, and grain keeps growing, while depressed rates have depressed investment in new ships and encouraged the accelerated scrapping of older carriers.

As a result, the dry bulk shipping market may end this year in rough balance for the first time since 2008, after years of oversupply.

Top China Stocks To Watch For 2014

A transformative container ships acquisition has changed the conversation, from when the distribution will be cut, to when it might be raised.

With these ten-year charters in place, the two high-rate charters (expiring next year) no longer pose a material distribution risk. On the whole, Navios ships are newer and therefore more efficient than the industry average.

The balance sheet is similarly fit. Net debt is just 13.7% of capitalization, and the bulk of the attractively-priced borrowing doesn't mature until 2018.

A relatively secure double-digit yield tends not to last long in this era of low rates. So, while NMM units have already rallied 15% since we upgraded them to Buy two months ago, more gains likely lie ahead. Buy NMM below $17.70, a level at which the current distribution would still yield 10%.

3 Stocks to Ride the Housing Rebound

Now that the government is finally back in business, all those potential home buyers who were stuck during the shutdown can get busy again filling out mortgage papers, or applying for refinancing or shopping for a new home.

And it means housing market momentum could return to its earlier pace. According to the REAL Trends Housing Market Report, the rate of housing sales increased 20.9% in September 2013 over a year ago. New and existing home sales grew from 5.2 million in September 2012 to 6.2 million in September 2013. Home prices have increased 5.5% compared to a year ago.

Now that popular opinion predicts that interest rates will stay low through the year and into 2014, the housing market momentum should keep building through what might otherwise have been a sluggish winter.

FBR Investment Bank continues to stand by its forecast of $1.4 trillion in original loans for 2014, due to a vibrant spring selling season. Plus, it anticipates a rebirth in refinances under the Home Affordable Refinance Program (HARP).

Another sign that housing remains on track is that September was the 36th consecutive month with an annual decrease in U.S. foreclosures. The total number of total of U.S. properties that started the foreclosure process for the first time during the third quarter dropped 13% from the previous quarter and 39% from a year ago.

All of the above should translate into a nice uptick in business for mortgage lenders and real estate brokers who no doubt are partying like it's 1999.

If you'd like to get in on the action, here are three stocks that could reward investors.

Realogy Holdings

Realogy Holdings (RLGY) is a real estate services provider that owns a huge corner of the market with Century 21, Coldwell Banker, ERA and Sotheby's International Realty (BID). In 2012, the company had a sales volume three times that of its nearest domestic competitor, accounting for 26% of all broker-assisted transactions in the U.S. It has 239,000 agents working in every corner of the world.

Already a force internationally, Century 21 announced that over the last six months, it has signed four new international master franchise agreements to license the Century 21 brand to operate in Austria, Croatia, Kosovo and Slovenia. Century 21 currently has a presence in 74 countries

Goldman Sachs (GS) recently upgraded Realogy from a ‘hold’ to a ‘buy’ based on high valuations and raised its price target from $51 to $54. The stock currently trades at $43.93.

Wells Fargo

Sure, Wells Fargo (WFC) just announced that it is laying off 925 employees in its home loan unit due to less demand for refinancing.

Yes, the bank made 42% less in home loans in the third quarter of 2013 than it did a year ago, the slowest quarter since second quarter 2011.

But it did report record profits of $5.6 billion in the third quarter, up from $4.8 billion last year. That alone makes it hard to look past Wells Fargo, the largest mortgage lender in the U.S. The fact that it brought in record profits despite a loss in home loans points to its diversified business model.

However, if interest rates don't climb from here and sales and refinancing build on September gains, you can bank on Wells Fargo to capitalize more than any other lender. And don't forget the 3% dividend.

Jacksonville Bancorp

This is no Wells Fargo, but in its space it can be just as profitable.

Jacksonville Bancorp (JXSB), based in Illinois, owns a loan portfolio comprised of one-to four-family residential real estate; commercial and agricultural real estate; multi-family residential real estate loans; commercial and agricultural business loans; home equity loans and lines of credit.

Founded in 1916, it operates through its main office, as well as through six branches located in Jacksonville, Virden, Litchfield, Chapin, and Concord, Illinois. Midwest banks, according to an industry valuation metric, are expected to rise due to undervaluation.

Jacksonville Bancorp trades at a low P/E, at less than tangible book value despite a healthy balance sheet and room to increase its 1.60% dividend. Its stock currently trades at $19 and is forecast to hit $25.

The company's board of directors just authorized a stock repurchase plan for up to 5% of its outstanding shares of common stock.

Pixuvri

OPAXIO

OPAXIO is the Company�� biologically-enhanced chemotherapeutic agent that links pacli taxel to a biodegradable polyglutamate polymer, resulting in a new chemical entity. As of December 31, 2011, the Company focused its development of OPAXIO on ovarian, brain, esophageal, head and neck cancer. OPAXIO was designed to improve the delivery of paclitaxel to tumor tissue while protecting normal tissue from toxic side effects. In November 2010, results were presented by the Brown University Oncology Group from a phase II trial of OPAXIO combined with temozolomide (TMZ), and radiotherapy in patients with newly-diagnosed, high-grade gliomas, a type of brain cancer. Tosedostat

In March 2011, the Company entered into a co-development and license agreement with Chroma Therapeutics, Ltd. (Chroma), providing the Company with marketing and co-development rights to Chroma�� drug candidate, tosedostat, in North, Central and South America. Tosedostat is an oral, aminopeptidase inhibitor that has demonstrated anti-tumor responses in blood related cancers and solid tumors in phase I-II clinical trials. The key components of the lymph system are lymph nodes-small anatomic structures that contain disease-fighting lymphocytes, filter lymph of bacteria and cancer cells, and signal infection in response to heightened levels of pathogens. In Navidea�� Phase III clinical studies of Lymphoseek, it detected over 99% of positive nodes identified by vital blue dye (VBD). AZD4694

AZD4694 is a Fluorine-18 labeled precision radiopharmaceutical candidate for use in the imaging and evaluation of patients with signs or symptoms of cognitive impairment such as Alzheimer's disease (AD). It binds to beta-amyloid deposits in the brain that can then be imaged in positron emission tomography (PET) scans. Amyloid plaque pathology is a required feature of AD and the presence of amyloid pathology is a supportive feature for diagnosis of probable AD. Patients who are negative for amyloid pathology do not have AD. AZD4694 has been studied in several clinical trials. Clinical studies through Phase IIa have included more than 80 patients to date, both suspected AD patients and healthy volunteers. No significant adverse events have been observed. Results suggest that AZD4694 has the ability to image patients quickly and safely with high sensitivity.

Cash Flow Statement: Analyzing Cash Flow From Investing Activities

The cash flow statement is one of the most revealing documents of a firm's financial statements, but it is often overlooked. It shows the sources and uses of a firm's cash as it moves both in and out. When analyzing a company's cash flow statement, it is important to consider each of the various sections that contribute to the overall change in cash position. In many cases, a firm may have negative overall cash flow for a given quarter, but if the company can generate positive cash flow from its business operations, the negative overall cash flow is not necessarily a bad thing. Below we will cover cash flow from investing activities, one of three primary categories in the statement of cash flows.

Introduction to Cash Flow from Investing Activities

An item on the cash flow statement belongs in the investing activities section if it results from any gains (or losses) from investments in financial markets and operating subsidiaries. An investing activity refers to cash spent on investments in capital assets such as plant and equipment, which is collectively referred to as capital expenditure, or capex.

Here is a simple cash flow (of investing activities) for restaurant chain Texas Roadhouse (Nasdaq:TXRH):




Immediately, you can observe that the main investing activities for Texas Roadhouse is capex. Texas Roadhouse is growing briskly and spends plenty on capex to open new restaurant locations across the United States. In its 10-K filing with the SEC, it details that it spends money to remodel existing stores and build new ones, as well as acquire the land they are built on. Overall, capex is an extremely important cash flow item that investors are not going to find in reported company profits.

Texas Roadhouse also strategically buys out franchises and spent $4.3 million during 2012 to do so. Sometimes it may sell restaurant equipment that is outdated or unused! , which then brings in cash instead of being an outflow like other capex. This activity amounted to just over $1 million in 2012.

How do some balance sheet items relate to this cash flow section?

Analyzing the cash flow statement is extremely valuable because it provides a reconciliation of the beginning and ending cash on the balance sheet. This analysis is difficult for most publicly-traded companies because of the thousands of line items that can go into financial statements. For Texas Roadhouse, its net property and equipment increased by $34,437,000 between 2011 and 2012. Of this amount, the capital expenditure was capitalized (not expensed) on the balance sheet, net of depreciation. The other costs were expensed and reflected on the income statement. In regard to the nearly $4.3 million spent to buy out the franchised restaurant above, here is where it was allocated across the balance sheet:



For a public company, it's going to be nearly impossible to use the original balance sheet and cash flow statements to determine each item down to the specific dollar amount. With the help of the notes in the financial statements (the above is from Texas Roadhouse's notes on acquisitions), an interested party can get a pretty clear understanding of the major items on the investing portion of the cash flow statement and what it means for a firm's financial health.

Investors Reviewing Cash Flow Statements

A firm can get itself into trouble by spending foolishly on acquisitions or capex to either maintain or grow its operations. A great guide for capex is how it relates to depreciation and amortization, which can be found in cash flow from operations on the cash flow statement. This represents an annual charge on past spending tha! t was capitalized on the balance sheet to grow and maintain the business. For Texas Roadhouse, this amounted to $46.7 million in 2012. The fact that capex was nearly double this amount demonstrates it is a growth firm. Yet there is little worry about its financial health because it has minimal long-term debt (other than capital leases) and generated an impressive $146 million in operating cash flow for the year to easily cover capex and $29.4 million in stock buybacks for the year (a cash flow from financing activity).

The Bottom Line

Clearly, the investing section of the cash flow statement needs to be analyzed along with a firm's other financial statements. Reviewing capex, acquisitions, and investment activity are some of the most important exercises an individual can do to see how efficiently a company's management is using shareholder capital to run is operations.

Products, under the Fruit of the Loomand JERZEES labels are primarily sold in the mass merchandise and wholesale markets. In addition, Acme distributes a number of other building products of other manufacturers, including glass block, floor and wall tile and other masonry products. Acme also sells ceramic floor and wall tile, as well as marble, granite and other stones through its subsidiary, American Tile and Stone. Products are sold primarily in the South Central and South Eastern United States through Company-operated sales offices. Acme distributes products primarily to homebuilders and masonry and general contractors.

Benjamin Moore & Co. (Benjamin Moore) is a formulator, manufacturer and retailer of a range of architectural coatings, available principally in the United States and Canada. Products include water-thinnable and solvent-thinnable general purpose coatings (paints, stains and clear finishes) for use by the general public, contractors and industrial and commercial users. Products are marketed under various registered brand names, including Regal, Superspec, Moorcraft, Moorgard, Aura, Nattura, ben, Coronado Paint, Insl-xand Lenmar.

Benjamin Moore and its manufacturing subsidiaries rely primarily on an independent dealer network for the distribution of its products. Its distribution network includes approximately 100! The Shaw Industries Group, Inc. (Shaw) is a carpet manufacturer based on both revenue and volume of production.     Up first is CNO Financial Group (CNO), a mid-cap financial stock that's rocketed close to 60% higher since the calendar flipped over to January. Yup, it's been a great year for the market, but it's been a far better one for investors who own CNO. But that strong performance isn't showing any signs of slowing yet. In fact, CNO looks primed for even more upside in the fourth quarter.

    That's because CNO is currently forming a bullish pattern called an ascending triangle. The ascending triangle pattern is formed by a horizontal resistance level above shares -- in this case at $14.75 -- and uptrending support to the downside. Basically, as CNO bounces in between those two technical price levels, it's getting squeezed closer and closer to a breakout above that $14.75 resistance level. When that breakout happens, it's time to become a buyer.

    ACCO's price action isn't exactly textbook. After all, the pattern is coming in at the bottom of a downtrend, not after an uptrend. But ultimately, that doesn't change the trading implications of a move through that $7.50 level.

    Whenever you're looking at any technical price pattern, it's critical to think in terms of those buyers and sellers. Ascending triangles and other pattern names are a good quick way to explain what's going on in a stock, but they're not the reason it's tradable. Instead, it all comes down to supply and demand for shares.

    That $7.50 resistance level is a price where there has been an excess of supply of shares; in other words, it's a place where sellers have been more eager to step in and take gains than buyers have been to buy. That's what makes a breakout above it so significant. The move means that buyers are finally strong enough to absorb all of the excess supply above that price level.

    Don't be early on this trade.

MGIC Investment Corporation (MGIC), incorporated June 21, 1984, is a holding company and through wholly owned subsidiaries is a private mortgage insurer in the United States. As of December 31, 2012, its principal mortgage insurance subsidiaries, Mortgage Guaranty Insurance Corporation (MGIC) and MGIC Indemnity Corporation (MIC), were each licensed in all 50 states of the United States, the District of Columbia and Puerto Rico. During the year ending December 31, 2012, the Company wrote new insurance in each of those jurisdictions in MGIC and/or MIC. The Company capitalized MIC to write new insurance in certain jurisdictions where MGIC no longer meets, and is unable to obtain a waiver of, those jurisdictions��minimum capital requirements. Private mortgage insurance covers losses from homeowner defaults on residential mortgage loans, reducing and, in some instances, eliminating the loss to the insured institution if the homeowner defaults.

Mortgage Insurance

Primary insurance provides mortgage default protection on individual loans and covers unpaid loan principal, delinquent interest and certain expenses associated with the default and subsequent foreclosure. Primary insurance is written on first mortgage loans secured by owner occupied single-family homes, which are one-to-four family homes and condominiums. Primary insurance is also written on first liens secured by non-owner occupied single-family homes, which are referred to in the home mortgage lending industry as investor loans, and on vacation or second homes. Primary coverage can be used on any type of residential mortgage loan instrument approved by the mortgage insurer.

When a borrower refinances a mortgage loan insured by the Company by paying it off in full with the proceeds of a new mortgage that is also insured by it, the insurance on that existing mortgage is cancelled, and insurance on the new mortgage is considered to be new primary insurance written. Therefore, continuation of its coverage fr! om a refinanced loan to a new loan results in both a cancellation of insurance and new insurance written. When a lender and borrower modify a loan rather than replace it with a new one, or enter into a new loan pursuant to a loan modification program, its insurance continues without being cancelled assuming that the Company consent to the modification or new loan.

The borrower�� mortgage loan instrument requires the borrower to pay the mortgage insurance premium. There are several payment plans available to the borrower, or lender, as the case may be. Under the monthly premium plan, the borrower or lender pays it a monthly premium payment to provide only one month of coverage. Under the annual premium plan, an annual premium is paid to it in advance, and it earns and recognizes the premium over the next 12 months of coverage, with annual renewal premiums paid in advance thereafter and earned over the subsequent 12 months of coverage. Under the single premium plan, the borrower or lender pays it a single payment covering a specified term exceeding twelve months.

Pool insurance is used as an additional credit enhancement for certain secondary market mortgage transactions. Pool insurance covers the excess of the loss on a defaulted mortgage loan which exceeds the claim payment under the primary coverage, if primary insurance is required on that mortgage loan, as well as the total loss on a defaulted mortgage loan which did not require primary insurance. Pool insurance is used as an additional credit enhancement for certain secondary market mortgage transactions. Pool insurance covers the excess of the loss on a defaulted mortgage loan, which exceeds the claim payment under the primary coverage, if primary insurance is required on that mortgage loan, as well as the total loss on a defaulted mortgage loan which did not require primary insurance. In general, the loans insured by it in Wall Street bulk transactions consisted of loans with reduced underwriting documentation; cash out! refinanc! es, which exceed the standard underwriting requirements of the Federal National Mortgage Association (Fannie Mae) and Federal Home Loan Mortgage Corporation (Freddie Mac) (collectively GSEs); A- loans; subprime loans, and jumbo loans.

Other Products and Services

The Company has participated in risk sharing arrangements with the GSEs and captive mortgage reinsurance arrangements with subsidiaries of certain mortgage lenders, which reinsure a portion of the risk on loans originated or serviced by the lenders, which have MGIC primary insurance. It provides information regarding captive mortgage reinsurance arrangements to the New York Department of Insurance (known as the New York Department of Financial Services), the Minnesota Department of Commerce and the Department of Housing and Urban Development, (HUD). It performs contract underwriting services for lenders, in which it judges whether the data relating to the borrower and the loan contained in the lender�� mortgage loan application file comply with the lender�� loan underwriting guidelines. It also provides an interface to submit data to the automated underwriting systems of the GSEs, which independently judge the data. These services are provided for loans, which require private mortgage insurance, as well as for loans that do not require private mortgage insurance. It provides mortgage services for the mortgage finance industry, such as portfolio retention and secondary marketing of mortgages.
