Cushing MLP Total Return Fund is a closed-end mutual fund launched by Swank Capital, LLC. The fund is managed by Swank Energy Income Advisors L.P. It invests in the public equity and fixed income markets across the globe with a focus in United States. The fund typically invests in MLPs, Other Natural Resource Companies, and global commodities. The average MLP closed-end fund listed trades at a 4.9 percent discount, which is perhaps reasonable given the loss of certain tax advantages and the fact that management fees will eat into returns.

    The special situation

New York Mortgage Trust, Inc., together with its subsidiaries, operates as a real estate investment trust (REIT) in the United States. The company engages in acquiring, investing, financing, and managing mortgage-related assets. It primarily invests in agency residential adjustable-rate, hybrid adjustable-rate, and fixed-rate mortgage-backed securities (RMBS); non-Agency RMBS; prime adjustable-rate residential mortgage loans held in securitization trusts; commercial mortgage-backed securities; commercial mortgage loans; and other commercial real estate-related debt investments.     More mREITs stay the course, but two trim payouts
    Despite suffering many tumbles and bruises, several mREITs have announced that their dividends will be unchanged from the previous quarter. Several did so last week, and yesterday saw Hatteras Financial (NYSE: HTS  ) , an agency-only trust, keeping its own $0.70 per share�payout the same. Hybrid New York Mortgage Trust (NASDAQ: NYMT  ) also kept its dividend stable, at $0.27 per share, in line with its four most recent distributions.

    Investors are being rewarded for putting their trust in New York Mortgage Trust (NASDAQ: NYMT  ) . The REIT has declared a common stock dividend for its current quarter of $0.27 per share, to be paid on July 25 to shareholders of record as of June 28. That amount matches each of the company's preceding four distributions, the most recent of which was doled out at the end of April. Before that, it paid $0.25 per share.

    LEN stock is only up about 3% in 2014, but it’s clearly a growth play. As of January 31, 2009, the company owned or held a direct or indirect ownership interest in 164 operating apartment communities comprising 45,728 apartment homes in 10 states and the District of Columbia. It also held a direct or indirect ownership interest in 14 communities under construction, as well as held rights to develop an additional 27 communities. The company?s markets are located in New England, the New York/New Jersey metro area, the Mid-Atlantic, the Midwest, the Pacific Northwest, and the Northern and Southern California regions of the United States. AvalonBay Communities has elected to be taxed as a real estate investment trust and would not be subject to federal corporate income taxes if it distributes at least 90% of its taxable income to its stockholders.     Some buyers are now experiencing a sense of urgency, which might cause a pause at some point. Rapidly increasing home prices might even scare some buyers away and force them to continue renting. Apartment companies like AvalonBay Communities (NYSE: AVB  ) and Brookfield Property Partners' (NYSE: BPY) Fairfield Residential are already benefiting from higher occupancy rates, meaning rising home prices could lead to even higher rents.

    Construction delay
    Finally, on Thursday residential real estate investment trust AvalonBay Communities (NYSE: AVB  ) reported that its AVA Theater District project in Boston had suffered a partial collapse during construction. The community had been scheduled to open for occupancy in the third-quarter of 2015, but will likely be pushed out one or two quarters, according to analysts at Wells Fargo. While this isn't good news, like the aforementioned MasterCard and Ford stories it's not devastating, either. AvalonBay ended the year with 81,522 apartment homes across 12 states and the District of Columbia,�meaning it has plenty of avenues to boost occupancy and rent rates in the meantime. With lending rates potentially set to rise sooner rather than later, residential REITs such as Avalon look to be in great shape.

    Everything's peachy for residential REITs!
    However, what terrible news exists for homebuilders could turn into fantastic news for the residential-REIT sector. You see, if lending rates begin to rise because the Fed is paring back its bond purchases, then it will remove the consumer incentive to purchase a home and will drive people back into renting -- which is great news for the big three residential REITS: Equity Residential, AvalonBay Communities (NYSE: AVB  ) , and UDR (NYSE: UDR  ) .
